Buy to Let Mortgages

Our Buy to Let product range includes a 2 year discounted variable rate mortgage with no ERCs and 2 and 5 year fixed rate deals with stepped ERCs.

Things you should know;

  • available for purchase, remortgages and additional borrowing
  • free standard legal and valuation fees for remortgages
  • interest only options available (subject to criteria)
  • rental income must be at least 140% of 5.50%
  • minimum income for joint or sole applications is £25,000
  • no restrictions on your customers overall portfolio size, although we do have a limit of five Buy to Let mortgages with The Cambridge which must not exceed £2,000,000 of borrowing
  • no upper age limit when considering a mortgage application

Any amount repaid over 10% of the mortgage completion date balance will incur an early repayment charge equal to:

  • 3% of the excess overpayment in year one
  • 2% of the excess overpayment in year two

If your customer switches their loan to another lender, a different mortgage deal with us, or repays it in full before the end of the fixed rate term, they'll have to pay an early repayment charge equal to:

  • 3% of the outstanding balance in year one
  • 2% of the outstanding balance in year two

Remortgage package

  • For remortgages we pay the standard valuation fee for mortgage purposes
  • For remortgages we will also pay the standard legal fees for switching the loan, using our partner conveyancing firm. If any additional legal work is required that is not normally associated with a remortgage, such as rectifying title defects, transfers of equity or other legal matters, the firm will advise your client of the cost and they will be responsible for any fees incurred.
